Our Portfolio Rental Loans allow you to finance multiple rental properties under one blanket loan, simplifying your investment strategy.

Purpose: Purchase, rate-term refinance, or cash-out refinance for multiple properties

Loan Amounts: $50,000 minimum per property (total up to $2 million)

Portfolio Size: Finance 2 to 10 properties in a single loan
 

Property Value Requirements: Minimum property value of $72,000; if over 25% of properties are valued under $100K, max LTV is capped at 70%
 

Occupancy: At least 90% of the portfolio must be occupied
 

DSCR: Minimum 1.05, ensuring strong rental income coverage
 

Release Pricing: 1.2x of each allocated loan amount
 

Non-Recourse: Available with standard “bad-boy” carve-outs, equity pledge required, and subject to higher rates
